Two clubhouses, a real lake, and a location I’m not going to pretend is perfect.

Storey Lake does a lot right on paper — amenities most newer communities can’t match, and one of the closer drives to Disney in the corridor. It also sits in a less desirable pocket than that proximity might suggest. Both things are true.

Two full clubhouses is genuinely rare at this price point.

Built out by Lennar between 2015 and 2020, Storey Lake has two separate clubhouses — the Hideaway Club and the Bronson Club — a lazy river with dual water slides, and something almost nothing else in this corridor has: actual lake access, with kayaks and canoes available to guests. Add mini-golf, sport courts, and a fitness room, and it’s a genuinely strong amenity package for newer construction.

It also sits roughly 4.5 miles from Disney — closer than most comparable communities in Kissimmee and Davenport — which is a real selling point for guests choosing between similar-looking listings.

Good amenities don’t fix a less desirable location.

Storey Lake is supposed to perform well, and on paper, it should. But it sits in a pocket of the corridor that isn’t as desirable as its proximity to Disney would suggest. That’s not a deal-breaker — plenty of owners do well here — but I’m not going to sell you on the clubhouses and the lazy river while glossing over the one thing that actually affects long-term value more than any amenity does.

A great amenity package can’t fully offset a location buyers feel uncertain about.

Newer construction also means less rental history to lean on than the corridor’s older, established names — one more reason to underwrite this community on real numbers, not just the brochure.
