Zoning Reality

Not every Osceola County property can legally operate as an STR

Short-term rentals here are only permitted in designated STR Overlay Districts. Verify zoning before you write an offer — I do this on every deal.

Tax Reality

Guests pay a combined 12–13.5% in taxes on every booking

State sales tax plus county Tourist Development Tax. It applies to the full rental charge — cleaning fees, pet fees, everything. Most first-time owners underestimate this in their pro forma.

Preemption Reality

State law protects STRs from local bans. Your HOA doesn’t have to follow that rule

Florida statute limits what counties and cities can prohibit — but private HOA and CDD restrictions exist entirely outside that protection. Confirm both, not just one.
